Your estimate

Based on the figures entered at left.

Estimated net annual yield—
Total acquisition cost—
Rent after vacancy—
Annual operating costs—
Net annual income—

Illustrative estimate only. Excludes mortgage payments, financing costs, tax, capital gains and changes in property value. Verify fees and rent before making a decision.

How the estimate is calculated

Effective rent = annual rent × (1 − vacancy percentage). Net annual income = effective rent − annual service charges − other annual costs. Net annual yield = net annual income ÷ (purchase price + one-time buying costs) × 100.

The entered amounts are your assumptions, not live market data. Financing, taxes and changes in property value are excluded. Your inputs stay in this page; the calculator does not submit them.

Decisions worth getting right

Short, practical starting points. Each guide gives you the questions and numbers to check before you commit.

Guides provide general education. Linked authority and provider pages help you check specific rules or terms; linking to them does not mean those organisations endorse EachDirham.
